What qualifies
What makes land work for a data center
Two farms in the same Iowa township can be entirely different propositions for this, and the difference is almost never the CSR rating or the tile. These are the things that decide it.
Electric power
Transmission within reach, ahead of everything. High voltage lines on or beside the ground, or a substation nearby, are what make a site possible. The line down the gravel is a different thing and will not carry this.
Acreage and shape
Whether the wind network passes near you. A great deal of Iowa's transmission exists to move wind generation, and proximity to it is often the single fact that separates a viable quarter from one that is not.
Water
Acreage that holds together. A contiguous block beats the same total divided by a road, a creek, or a neighbour's eighty in the middle of it.
Fiber and connectivity
Ground that drains, which in Iowa means an honest account of how the tile performs. Land that ponds in a wet spring comes out of the buildable count whatever the deed says.
Road access
A county and township that have thought about this. Some Iowa counties have handled these projects for years. Others are meeting the question for the first time, and in 2026 several decided they did not care for it.
Nothing meets all of that and nothing needs to. What we are working out is whether the gaps close, which is a judgement about your particular ground rather than about Iowa.
